San Mateo

With its central location less than 20 miles south of Downtown San Francisco and around 16 miles north of Palo Alto, San Mateo is fast becoming the choice of renters and employers seeking more affordable options near Silicon Valley and San Francisco.

Only around 45% of San Mateo’s population of 105,000 are renters – something rare in the San Francisco metro, where renters make up about 53% of all households. A major factor for this is that only around 15% of the local population are 25 to 34 years old, the age group most likely to rent.

This may change soon, however, as more tech companies come to San Mateo, and with them, young professionals who thrive in the tech sector. The tech boom has not escaped San Mateo – firms like SurveyMonkey and GoPro have their headquarters here, and companies like SunEdison, NetSuite, and Salesforce have offices in the city.

In addition, workers in the tech industries in nearby San Francisco and Silicon Valley with relatively lower salaries are finding San Mateo to be an attractive residential option.

  • There are three Caltrain stations in the city
